Sun City Mesquite is a very interesting option to other age-restricted communities, Del Webb and otherwise, presently available in the Clark County, Nevada area. It may also appeal to prospective buyers who may otherwise pick another location in the southwest. I would guess that the travel distance from this community to the strip/airport area in Las Vegas is around 100 miles. Pulte represents 80 miles to Las Vegas and that probably is correct, but that would likely not be from the site of the community to the most likely destinations in the Las Vegas area. Mesquite is also around 30 minutes from St George Utah, a larger and more developed community with shopping and other services that Mesquite lacks at this time. There are no big box stores, other than Walmart.  Mesquite itself is a nice clean city with mostly newer construction. In the mid-1980s Mesquite was a relatively quiet farming community with a few businesses catering to the travelers along I-15. The population at that time was around 800 people. The population has increased to over 19,000 with most of that increase coming within the last 15 years. The weather in Mesquite is similar to Las Vegas with summer and winter high temperatures about the same. Night-time lows are somewhat cooler.

With the rapid growth of Mesquite over the last few years, much of the residential and commercial here is very new. There is a great deal of new commercial development, particularly on the west side of I-15.

This community is built by Pulte/Dell Webb in Mesquite, Nevada. This master plan is approximately 2,014 acres in size. Sun City Mesquite is being built within this master plan on 812 acres. Also included will be 167 acres of conventional housing without age qualification (Maybe). An 18-hole Gary Panks designed golf course is a central feature. Upon completion, this community is projected to have 4,600 homes. The grand opening for the public was June 16th, 2007. It offers similar amenities to other Del Webb age-restricted communities such as golf, clubhouse, exercise room, club rooms, tennis, and bocce ball. This community is well short of completion and should continue building for a few more years.

With the rapid growth of Mesquite over the last few years, much of the residential and commercial here is very new. There is a great deal of new commercial development, particularly on the west side of I-15.

There is quite a bit of development in the area of Anthem, Mesquite (master plan being called Anthem). A new hospital is within a mile of the community.

Pulte paid, according to tax records, around $40,000.00 an acre for their land here.  Equivalent land inside the Las Vegas Valley would have run them over $500,000.00 an acre at the time of purchaseThis very well explains the move in this direction. Land prices have subsequently dropped considerably in the Las Vegas area. According to reports, they also looked at land in the Pahrump area as well as in eastern Arizona before deciding on Mesquite.
