Map Search - Regency at Summerlin
This development, built by Toll Bros. is towards the south end of Summerlin, just south of Sunset Rd. and just off of Hualapi. It is at the very southern edge of Summerlin in the new "Cliffs" village.
Approximately 425 homes have been built. Amenities include a 16,000 sq. ft. "amenity center" with an indoor lap pool, outdoor pools, tennis courts and clubhouse. There is a guard entrance, for guests and residents, and an electronic gate for residents only. Two tennis courts, two bocce ball courts, and six pickleball courts are additional amenities. Here is the thing concerning gates. A gate of any kind provides a level of additional security. A community with only a guard gate provides quite a bit more. With a hybrid community like this with both a guard gate and an electronic gate, the guard gate, in my opinion, becomes largely cosmetic. I live in a gated area of 236 homes. There are often cars waiting at the gate to follow someone through.
There are 3 collections of homes for a total of 9 models with all models having 3 potential exterior elevations. Sizes range from 1668 sq. ft to 2398 sq. ft. One of the larger models, The Marble Bluff, does have a casita option in place of a tandem garage so with the casita, that could make this the largest home available.
General observations. Regency at Summerlin Reviews. The size, amenities, and location of this community make it roughly comparable to Del Webb Lake Las Vegas and Heritage at Sunstone. Some of the models have 15 ft. and 16 ft. ceilings in some of their living areas which is unheard of in local age-restricted communities in this area. A couple of the models have beamed ceilings, another first locally. The topography is better than I anticipated with some terracing to the lots as well as it has a sort of nestled-in-the-mountains feel with mountains fairly close to the west and south. The Regency at Summerlin is at the very south end of Summerlin. See the model photo above at Regency at Summerlin, to judge how close the mountains are. It is about a mile from the SR 215 interchange at Sunset Rd. This makes for a fairly convenient commute to the Airport, the south end of the Strip. There are many services down Sunset Rd. and it is a short trip up the SR215 to Summerlin Center with all its shopping.
