Aliante –  Planned community in North Las Vegas.  Sun City Aliante is in the master plan with additional non-age-restricted product in the bulk of the community. It is located just east of Decatur and north of the I215. It has all the amenities associated with a major planned community. 

Anthem – A 4,755-acre community by Dell Web Corp. It is east and south of 7 Hills.  It features three separate and distinct projects. Sun City Anthem (55+), Anthem Country Club, the gated country club community, and Coventry Homes at  Anthem, provide quality family homesTwo new developments were built by DR Horton, Anthem Estates and Anthem Heights. Note Click here for more information on Sun City Anthem.

Cadence – A newer planned community built on 2,200 acres just north and west of Lake Mead Dr. and Boulder Highway in Henderson. Models are open. Several Builders are active. The centerpiece is a 50-acre community park with over 30 acres of walking and bike trails.

Canyon Gate – Located on approximately 550 acres, this is one of the smaller gated,  golf course communities. There is a wide range of home availabilityMost homes were built between 1989 and 1995. Good infrastructure, 6 miles from the strip and 2 miles east of Summerlin.

Desert Shores – Located just north and east of Summerlin, this community features man-made lakes that are very accessible and stocked for fishing. Condos, lakefront homes, gated communities, and moderately priced to higher-end tract homes are available here.

Green Valley – A beautiful suburb of Henderson with over 8000 acresLocated in the southeast, it features housing options including apartment rentals, tract homes, and private estate homes. Green Valley has very much its own identity. It has its own high school Green Valley High. It is relatively close in and most all services are within easy reach.

Green Valley Ranch– Located south of Lake Mead Dr. on over 1310 acres approaching the foothills of the Black Mountains. Still in the process of development, it features a broad range of options with tract homes as well as custom home sites available. The eastern portion of the 215 beltway is now complete past Green Valley RanchThis makes the commute to just about anywhere in the valley quicker and easier.

Inspirada – The Community comprises 2,000 acres just west of 7-Hills and Sun City Anthem and just east of the I15 at the south end of the valley. Both free-standing homes as well as condos and townhomes are available here.

 

Lake Las Vegas -This development is nestled in the mountains between Las Vegas and Lake Mead and is surrounded by public landThis is a 2,245-acre destination resort. The centerpiece of the project is a 320-acre man-made lake. Custom and production homes as well as condos are available. There is and will be considerable additional residential development at Lake Las Vegas. The south shore features a Jack Nicholas-designed private golf course for the residents3 or 4 golf courses will be built. The Hyatt Regency luxury resort hotel and casino as well as the Monte Lago resort and casino are open.

Los Prados – This is a guard-gated golf course community located north of Lone Mountain Rd. This is the most affordable of all the golf course communities in Las Vegas. There are age-restricted and non-age-restricted areas here. As of September 1998, there are still a few new homes available. Most of the available inventory are re-sale homes. Along with the golf course, the amenities include 2 pools (one for adults, one for children), a clubhouse, tennis courts, and a recreation center. This community is well worth considering if you like a country club environment and are on a budget.

Mountain’s Edge – A newer planned community in the southwest. It will encompass 3,000 acres with over 20 builders Precipitating. Over 500 acres will be set aside for common area amenities including a western theme park. Presently the best-selling planned community in the valley.

Painted Desert – This guard-gated, golf course community is located in the northwest, just south and west of the I95 and Ann Rd. It comprises around 1,500 homes, townhomes, and condos on 460 acres.

Valley Vista – Is being built on 600+ acres, just north of the SR 215 at Decatur in North Las Vegas3,500 homes at build-out. Both townhomes and free-standing homes are available.

Peccole Ranch – Located directly north across Sahara Ave. from The Lakes and directly east of Summerlin, this community is networked with green belts and walking pathsMany communities and builders. This community is built out, except “Queensridge”, which features higher-end product and custom homes.

Providence – 1,200 acre newer planned community in the northwest. It is located at the intersection of the I215 and Hualapi. It will have approximately 7,000 homes when completed. It is higher up toward the Spring Mountains.  Should be a little bit cooler in the summertime.

Queensridge – Developed by Christopher Homes. They built many production homes and also sold several lots for custom homes. Queensridge South with an entrance on W. Charleston was the first to develop with Queensridge North, with its entrance on Alta developed later. Most of the construction was between 1996 and 2003. The golf course is now closed.

Rhodes Ranch – This is a 1,330-acre master-planned community in the southwest.  Located south of Warm Springs between Durango and Ft. ApacheThis is a guard-gated golf course communityThis is a very large project with the initial builder Rhodes Homes. Several builders have participated in this project over the years.

Seven Hills – Expansive views of the city and the mountains to the south and west.  This 1300-acre community features homes in varying price ranges including a custom estate neighborhood. Central to its master plan is an 18-hole golf course. At this point, it’s a $150 million development that used to have a golf courseThe golf course was sold to the Rio Hotel and is now called the Rio Seca golf courseHomeowners have gone to court, contending that at the time of their purchase golf privileges were implied. A judge has recently ruled that Seven Hills homeowners can play the course, however the green fees will be high. There may be continued litigation. This community is sold out except for a few custom lots. 

Silverstone Ranch  – Golf Course community presently being developed by Pulte in the Far Northwest part of the valley. Six collections of homes ranging from 1,348 to 3,448 sq. ft. Surround the Silverstone Golf Club. The golf course is, at this point, closed.

Silverado Ranch – The closest commute to the strip/airport area of all the major planned communities. Homes, condos as well as apartments are available here. Most of the construction was done between 1993 and 2003.

Skye Canyon – New planned community in the northwest. Projected 9,000 homes on 1,700 acres. Location in the proximity of the I95 and Kyle Canyon Rd.

Southern Highlands – Located just west and slightly south and Lake Mead Blvd. This community has been open for sales for a few years. It is a golf course community.  Good proximity to the strip (approx. 15 min). There are two basic areas, “The Estates”, custom homes on 1/2 acre to 2 acre lots, and “The  Villages” with several neighborhoods to choose from.

Stallion Mt. – Stallion Mountain is located just off East Flamingo past Boulder Highway. This golf course community is 5 miles from The Strip and Flamingo. It is “close in”, particularly for newer construction, with great proximity to the airport, strip, hospitals, and shopping. The housing here is relatively inexpensive for a golf course community.

Summerlin – Consists of 22,500 acres along the western edge of the Las Vegas Valley.  This is the fastest-selling master-planned community in the United States. There will eventually be 30 villages, each with a separate and distinct characterOver 30,000 homes have been built and there will be over 64,000 homes when the project is finished. Sun City Summerlin is located here, with almost 8,000 homesAnother age-restricted community  “Sienna” has been built on the southern edge of Summerlin. The future construction in Summerlin will be to the south and west. The Red Rock Country Club at Summerlin is a private guard gated community. It features approximately 1,000 single-family homes, 87 custom lots, and two Arnold Palmer-designed championship golf courses. Homes range from 2,100 sq. ft. to over 5,000 sq. ft. The I215 beltway has completed its Summerlin Phase, which has significantly increased the options, concerning commuting to other parts of the valley. Note: 3 new villages are in the development stage. “The Ridges”, “The Vistas”, “Town Center” “Reverence”, “Redpoint” and “stonebridge” are now well underway. I will update this information from time to time.  

McDonald Ranch  -A 3,200-acre development with 4 villages. Central to McDonald Ranch is Del Web’s Sun City(55+). It features an 18-hole golf course and a community center. There are approximately 2,400 homes in this project. Click here for more information on Sun City MacDonald RanchThe are also some great family neighborhoods in MacDonald Ranch. The new Henderson Multigenerational Center is built adjacent to this community. Home construction in MacDonald Ranch started in the mid-1990s and was completed in 2001. This area is very convenient to the strip/airport area with the I215 close by.

Tuscany – Another guard-gated golf community by Rhodes Homes. Located on the east side, in Henderson, and east of Boulder Highway out toward Lake Las Vegas. Around 2,0000 homes are to be built. Prices are reasonable compared to other guard-gated golf communities.

The Lakes – Located directly west of the Las Vegas Strip off Sahara Ave. Features lakefront properties, tract homes, and condos. This is a mature community with most of the construction completed in the 80’s. Some building of custom homes has continued. It has a lot of esthetic appeal with lakes, jogging trails and such. Very nice, worth a look.

Lynbrook -This is a planned community in the far northwest. It features 10 communities with 4 wooded parks, pathways, and ponds. Some of these communities are gated and some are not. It is located in North Las Vegas, just east of Decatur and off of Farm RdAll homes here were built between 2000 and 2002. They range from just over 1,000 sq. ft. to over 4,000 sq. ft.
