It will be guard-gated and surrounded on two sides by the Red Rock Conservation District. RV garages and up to 4 bay garages will be available. Heritage at Stonebridge HOA fees are presently $365 a month given the Summerlin location and the fact that it will be guard-gated.

Wow, this is a spectacular setting for a community. This is prime Summerlin real estate. The south side backs to The Red Rock Conservation District. I have walked some of these lots and the views are breathtaking. Given the elevation and the grade in elevation, there are also lots that look down into the valley and strip area

Access to services is very good with a host of opportunities around 3 miles away, down Charleston Blvd. to the east. That area would include the Summerlin Center shopping mall, the Red Rock Station Casino, Costco, and scores of restaurants.
One curiosity to me is the mix of homes. More than half are projected to be 1,422 sq. ft. or smaller. This is a small community by Las Vegas age-restricted standards. Larger communities such as Sun City Summerlin and Sun City Anthem have a broader range of social opportunities. For example, both communities have theaters with raised stages and amphitheater-style seating for 600+ people.
The elevation at the location of the community center is roughly 3,500 ft. above sea level. That makes the average elevation here probably 600 ft. higher than the next highest age-restricted community and almost 2,000 ft. higher than Del Webb Lake Las Vegas, probably the closest comparable new age-restricted community. The closest comparable in Summerlin would be Regency at Summerlin.
Having said that, these new homes are much better designed for the digital age.
My general opinion is a very positive one. Prices are not for the faint of heart, but they are probably worth it. I do not know lot premiums, but I expect them to be way up there. One additional note, Lennar usually includes more features in their base package than many builders.
